Terrain Defined: A Stretch of land, especially with regard to its physical features. Physical features of land, involving the vertical and horizontal dimensions of the land surface. The lay of the land. This is usually expressed in terms of the elevation, slope and orientation of the land features.
Paula’s Pro Tip:
Always visit the land location before purchasing and never only go by pictures or descriptions.
2). Clear the land before Buying.
Best advice is to get the land cleared to see it properly before purchasing. When the land is bushy, it may be difficult to see all the physical features of the land before purchasing.
3). Is the land located in a Flood Zone?
Please check to make sure that, the land is not located in a flood prone area. You do not want to buy land in a flood zone! Repeat, you do not want to buy land in a flood zone!
4). Does the land have Road Access?
If the land does not have road access, constructing a road to you property may be very expensive.
5). Will you have Access to the Basic Amenities?
Will you have access to light, water, cell phone service, internet access? If not, you may need to reconsider your purchase.
6). What is the Community like? Do you like it?
Do you like the community? Is the land close to any undesirable areas including, but not limited to: Bauxite mining, sewage plant, landfill; etc.?
